Income Qualification
Combined household income for qualified applicants must be at least 2.5x the monthly rent. Income sources must be documented and easily verifiable using paystubs and/or bank statements.
Security Deposit
Depending on credit, the security deposit will be 1.0 to 1.5x the monthly rent and must be paid in certified funds. Cannot be used toward final month’s rent.
Occupancy Limits
Our homes have a maximum of 2 persons per bedroom. Example: a 3 bedroom home can have no more than 6 people, adults and children included.
Application Fees
A preprocessed application from Zillow Renter Hub is preferred.
If we process your application directly, a $50 application fee will be added to your move-in costs. We do not charge an upfront fee and you will not be charged unless your application is approved.
Lease Term
Our lease term is 12 months, renewed annually.
Pets
We welcome licensed cats and dogs. Tenant can choose between a one-time $500 non-refundable pet fee or an additional $30 per month per pet. This fee does not cover any additional damage that may be caused by your animal.
Our insurance company prohibits the following dog breeds:
- Akita
- Chow
- Doberman Pinscher
- Pit Bill
- Presa Canarios
- Rottweiler
- Staffordshire Bull Terrier
- Wold Hybrid
- Any mixture of the above dog breeds
Move-in Fees
Application fee, first month’s rent, and security deposit are required to be paid in certified funds such as a cashier’s check, money order, or through Zillow Renter Hub. All move-in fees are required to be paid upfront.
